F\u00f6reningens syfte \u00e4r att f\u00f6rse sina inv\u00e5nare med bost\u00e4der i ett eller flera hus som \u00e4gs av f\u00f6reningen, utan att g\u00f6ra vinst. HELAS verkar p\u00e5 grundval av lagen om bostadsr\u00e4ttsf\u00f6reningar. HELAS f\u00e4rdigst\u00e4llde sina f\u00f6rsta bostadshusprojekt 1997.<\/p><p>HELAS har \u00e5tta fastigheter av olika storlek och \u00e5lder. Det totala antalet bost\u00e4der \u00e4r 127. Helas verksamhet grundar sig p\u00e5 lagen om bostadsr\u00e4ttsbost\u00e4der. Helas styrs ocks\u00e5 av bostadsr\u00e4ttslagen och ARA:s anvisningar.<\/p><p>Helas medlemmar \u00e4r alla bostadsr\u00e4ttsinnehavare som bor i f\u00f6reningens l\u00e4genheter. Helas leds av en styrelse som best\u00e5r av medlemmarna och en verkst\u00e4llande direkt\u00f6r. F\u00f6rvaltningen och den ekonomiska administrationen anlitas ett utomst\u00e5ende f\u00f6retag . Helas h\u00f6gsta beslutande organ \u00e4r f\u00f6reningsst\u00e4mman, som i enlighet med stadgarna h\u00e5lls minst tv\u00e5 g\u00e5nger per \u00e5r. Den s\u00f6kande m\u00e5ste ha ett bostadsbehov.<\/li><li>Den s\u00f6kande kan inte \u00e4ga en bostad som ger en rimlig levnadsstandard.<\/li><li>Den s\u00f6kande f\u00e5r inte ha tillr\u00e4ckliga tillg\u00e5ngar f\u00f6r att inneha en \u00e4garbostad.<\/li><\/ul><p><strong>Bostadsr\u00e4tt \u00e4r ett utm\u00e4rkt alternativ f\u00f6r dig om du\u2026<br \/><\/strong><\/p><ul><li>\u00e4r hyresg\u00e4st p\u00e5 den privata marknaden och vill ha en tryggare och mer sj\u00e4lvst\u00e4ndig boendeform, med mer kontroll \u00f6ver ditt boende.<\/li><li>inte kan ans\u00f6ka om araval\u00e4genhet och inte har r\u00e5d med \u00e4garbostad<\/li><li>inte vill vara bunden till en viss plats eller en \u00e4garbostad<\/li><\/ul><p><strong>Andra fr\u00e5gor som g\u00e4ller bostadsr\u00e4ttsboende:<\/strong><\/p><ul><li>Du f\u00e5r inte bli uppsagd utan saklig grund.<\/li><li>Bostadsr\u00e4ttsavtalet f\u00e5r inte g\u00f6ras f\u00f6r en best\u00e4md tid.<\/li><li>Bost\u00e4derna f\u00f6rblir permanent bebodda, \u00e4ven efter det att bostadsl\u00e5nen har \u00e5terbetalats.<\/li><li>Hyresavtalet kan s\u00e4gas upp av f\u00f6reningen om hyresg\u00e4sten t.ex. inte betalar hyran eller upprepade g\u00e5nger bryter mot husets regler.<\/li><li>Bostadsr\u00e4tten kan \u00f6verl\u00e5tas till n\u00e4rmast anh\u00f6rig.<\/li><\/ul><p><strong>Boender\u00e4ttsavgift<\/strong><\/p><p>Innehavaren av en bostadsr\u00e4tt investerar 15 % av bostadens anskaffningspris, bostadsr\u00e4ttsavgiften, vanligen n\u00e4r byggandet har b\u00f6rjat. Man kan f\u00e5 l\u00e5n av bankerna f\u00f6r bostadsr\u00e4ttsavgiften och r\u00e4ntan \u00e4r avtagbar i beskattningen. Vid \u00f6verl\u00e5tande av bostadsr\u00e4ttsbostaden f\u00e5r bostadsr\u00e4ttsinnehavaren tillbaka den investerade bostadsr\u00e4ttsavgiften, justerad med byggnadskostnadsindexets f\u00f6r\u00e4ndring samt eventuell ers\u00e4ttning f\u00f6r s\u00e5dan till\u00e4ggsutrustning eller ombyggnadsarbete som g\u00e4ller bostaden enligt \u00f6verenskommelse med Helas. F\u00f6r att s\u00e4kerst\u00e4lla \u00e5terbetalningen har en gemensam \u00e5terbetalningsgarantifond inr\u00e4ttats av bostadsr\u00e4ttsf\u00f6reningarna.<\/p><p><strong>Bruksvederlag<\/strong><\/p><p>Inv\u00e5narnas bidrag anv\u00e4nds f\u00f6r att t\u00e4cka kostnaderna f\u00f6r finansiering och underh\u00e5ll av byggnaden.\nAvgiften grundar sig p\u00e5 sj\u00e4lvkostnadsprincipen.
